Questions to Ask Your Lender Before You Start Looking

Your lender will help you understand the financial side of buying. Before you seriously begin touring homes, it is helpful to ask clear questions so you know what price range and payment range actually make sense.

    • What purchase price range am I approved for?
    • What monthly payment range should I expect?
    • What loan options may be available to me?
    • How much should I expect for down payment and closing costs?
    • Are there any first-time buyer programs I should know about?
    • If I am using a VA loan, what should I understand before shopping?
    • What documents do you need from me?
    • How long does the loan process usually take?
    • What could affect my approval before closing?
    • Should I avoid any financial changes while buying?

Home Tour Checklist

Listing photos can make almost any home look appealing. A good home tour looks beyond the photos and helps you compare whether the home truly fits your needs.

    • Does the layout work for your daily life?
    • Are the bedrooms and bathrooms placed where you need them?
    • Is there enough storage?
    • What condition are the floors, walls, windows, and doors in?
    • Does the kitchen function well for how you live?
    • Are there visible signs of leaks, damage, cracks, or deferred maintenance?
    • How does the yard feel in person?
    • What is the parking situation?
    • Is the street quiet or busy?
    • How close are parks, shopping, schools, work, or family?
    • Are there HOA rules or fees to understand?
    • Would the home still work for you in five years?

Common Buyer Questions

It is helpful to talk with a realtor early, even before you are ready to tour homes. Cathy can help you understand the process, compare communities, and know what to prepare before your search gets serious.

Yes. A pre-approval helps you understand your price range, monthly payment expectations, and buying position before you fall in love with a home.

Cathy primarily serves Roseville, Rocklin, Granite Bay, and Lincoln, with additional support in Sacramento, Folsom, El Dorado Hills, and surrounding communities.

You don’t always need 20% down. Conventional loans often allow 3–20% down, FHA loans require 3.5%, and VA and USDA loans may require 0% down. Remember to also budget for closing costs, which typically run 2–5% of the purchase price.

Mortgage pre-approval is a lender’s written commitment of how much you can borrow, based on a review of your credit, income, and debts. Sellers take pre-approved offers more seriously because they show you are a qualified, ready buyer. Pre-approval is usually free and can often be completed in a day or two.
